The curated vacation rental market is heating up as Wyndham Hotels & Resorts announces its entry with a new collection called Homes & Havens. On Thursday, the hospitality group debuted nearly 800 professionally managed homes and villas located across the United States, the Caribbean, Mexico, and Europe. These properties are bookable through the Wyndham Rewards loyalty program, which currently boasts approximately 129 million enrolled members, with hundreds of additional homes expected to join in the coming months.
The inventory is secured through newly forged relationships with independent property managers and hospitality companies. Key partners include Brightwild, Simpson Travel, StayTerra, and Thousand Trails, with some already live and others rolling out in the near future. Michael Shiwdin, group vice president of integrated marketing, loyalty, and digital at Wyndham Hotels & Resorts, noted that the overarching goal is to provide members with more reasons to stay loyal to Wyndham hotels.

Wyndham's expansion into vacation rentals represents a strategic effort to capture traveler demand outside traditional hotel rooms. By tapping into curated properties, the hotel group aims to stay competitive against rival loyalty programs and booming travel card portals. However, carving out market share against established giants will require balancing initial operational limitations with clear value propositions like fixed-rate point redemptions.
The launch is modest compared to Homes & Villas by Marriott Bonvoy, which featured over 160,000 homes in 2024. Furthermore, Wyndham's initial rollout comes without elite earning bonuses and lacks online award booking; redemptions are currently restricted to phone-only transactions requiring a 60-day lead time, though online booking capabilities are anticipated within weeks. Wyndham's core differentiator lies in its fixed per-bedroom award pricing starting at 15,000 points per bedroom per night, contrasted against Marriott's variable pricing model.
This strategic move arrives as major credit card issuers like American Express, Capital One, and Chase aggressively compete with their own curated rental offerings—such as Amex adding over 1 million Airbnb listings on October 22. Meanwhile, Wyndham reported that its ancillary revenue, spanning co-brand cards and partnership fees, reached $317 million in 2025 and grew 10% through the first nine months of 2026.
"Whether Wyndham's Homes & Havens can compete with Marriott's far larger collection is an open question. But for Wyndham, this is only day one."
