AirDNA, widely recognized for its short-term rental research and analytics, is expanding its product ecosystem on Wednesday with the introduction of a dedicated revenue management tool designed to lower barriers for property operators.
The new product follows a nearly three-month beta testing phase utilizing up to 14,000 listings, aiming to streamline and eliminate the complexities traditionally associated with dynamic pricing strategies in the vacation rental market.
AirDNA Adapt allows operators to choose from four distinct pricing strategies tailored to their specific business goals, including prioritizing total revenue, maximizing occupancy, balancing both metrics, or securing steadier earnings from early bookings.

The platform features daily rate updates, competitive benchmarking against historical and projected performance data, a comprehensive performance dashboard, and an integrated AI assistant that explains pricing rationale in plain English to mitigate decision fatigue for hosts.
AirDNA's expansion into dynamic pricing represents a strategic shift from data analytics provider to active operational software vendor. By entering this market, AirDNA aims to capture independent hosts who remain underserved by incumbents like PriceLabs and Wheelhouse while building a stronger recurring revenue model.
Priced at $20 per listing, Adapt integrates seamlessly with major property management platforms such as Airbnb, Guesty, Hostaway, Hospitable, OwnerRez, and Uplifting. Following its initial rollout in the competitive U.S. market, AirDNA plans aggressive expansion into regions like the Middle East and Latin America.
