  • Phu Quoc is preparing to host the APEC summit in November 2027
  • Peak-season hotel occupancy has surged above 90% amid strong visitor demand
  • CBRE estimates room inventory could jump from 19,000 to 31,000 by 2030
  • Independent unbranded hotels may face discounting during the absorption wave

Phu Quoc, Vietnam is undergoing one of the most aggressive hotel supply expansions in Southeast Asia, with developers racing to complete thousands of new rooms ahead of the island's role as host for the Asia-Pacific Economic Cooperation (APEC) summit in November 2027. This high-profile international gathering is serving as a major catalyst for rapid infrastructure and hospitality development across the resort destination.

The island's tourism momentum has outpaced initial expectations, welcoming 8.6 million visitors during the first nine months of 2026—surpassing its full-year target of 8.5 million ahead of schedule. International arrivals surged 60% to 1.9 million, pushing peak-season occupancy above 90% in January and February 2026, compared to roughly 50% two years prior. This performance outpaces regional rivals like Phuket at 80% and Bali at 60%.

Among the most prominent developments is Sun Group's Ruby Beach hotel complex at Bai Dat Do in the island's southern region. The first phase calls for 17 towers and over 7,000 rooms, featuring international hotel brands such as Marriott International. Subsequent phases could push total capacity to nearly 20,000 rooms, according to VietnamPlus. Furthermore, Sun Group and Marriott signed a framework agreement last month to explore additional hotel projects across Phu Quoc, Da Nang, and other Vietnamese destinations, building upon a March agreement encompassing 10 hotels and resorts with nearly 4,500 rooms slated to open between 2026 and 2030.

Despite the current optimism, industry analysts have raised cautionary flags regarding the long-term sustainability of this supply boom. CBRE notes that Phu Quoc's inventory could expand from approximately 19,000 rooms to about 31,000 by 2030. Meanwhile, Horwath HTL tracks more than 11,300 branded rooms in the pipeline starting from 2026, with roughly 65% positioned in the upscale or upper-upscale segments.

"Room-night demand must grow about 10% a year through 2030 just to maintain current occupancy — a tougher task after APEC 2027."

Ananth Ramchandran, CBRE

Mega-events often act as a double-edged sword for island destinations. While hosting gatherings like APEC accelerates critical investments and global visibility, it frequently triggers overcapacity issues once the spotlight fades. In Phu Quoc, developers must contend with inherent seasonal fluctuations—such as the wet season that saw occupancy dip to 45.6% in May 2026—as well as ongoing constraints related to air transport capacity, utility infrastructure, and local labor. Independent, unbranded hotel operators will likely bear the brunt of pricing pressures as the massive wave of new inventory hits the market.

Matt Gebbie of Horwath HTL added that hotel owners should anticipate widespread discounting as new supply enters the market, noting that he would never underwrite a hotel based solely on an APEC-driven spike. The true test for Phu Quoc will unfold after November 2027, as the destination navigates wet-season troughs, aviation dependency, and the establishment of a robust post-APEC business events calendar to sustain year-round demand.
